Mar Lodge Estate technical due diligence


We were commissioned to act on behalf of an equity investor to undertake technical due diligence of the operational biomass plant and associated district hearing system for the estate.The asset under consideration was a wood chip fire 640kW system supplying heat to the estate lodge and outbuildings.  As part of the due diligence process we reviewed all aspects of the asset including operation performance, Renewable Heat Incentive (RHI) accreditation, contract conditions, as-built drawings and associated plant and installation warranties, operation & maintenance arrangements, feed stock agreements and property arrangements.

Georgemas biomass CHP scheme planning support

Stoerhouse Highland Biomass

Energised Environments provided support in the development of a combined heat and power (CHP) biomass scheme in Caithness.  The proposed CHP plant has the capacity to generate up to 15MWe electricity plus 6.5MW heat.  It is expected that a portion of the electricity and heat will be used within the local area and Logistics Park with the balance of electricity being exported to the local network.

The plant is designed to use 100% biomass fuel. The core source will be locally-produced, sustainably grown forestry-derived material, including brash, with the balance being a mix of sawmill residues.

There is also potential to use agricultural waste material (e.g. straw), distillers’ draff or forest material. We were commissioned to provide planning and permitting support with a particular focus on noise and air quality. The scheme was consented in 2015.

Snetterton biomass plant

Create Engineering

We supported the environmental permitting for the 44MW site in East Anglia.  The biomass plant had an extant consent and Environment Agency (EA) permit for the processes (sewage treatment and surface water drainage reserved).  The EA advised the proposed package sewage treatment works and surface water drainage arrangement required a formal variation to the existing permit, due to water quality concerns. We completed the full suite of environmental permit applications together with H1 environmental risk assessment and associated risk assessment report.

Biomass CHP plant planning support


Members of the team worked on a 5MW biomass fuelled CHP plant on this food retailer’s distribution centre site in Goole, East Yorkshire.  The project, forming part of a strategy towards carbon neutral UK operations, is to provide heat and electricity for the distribution centre, exporting surplus electricity to the national grid.  Fuel stock is to comprise straw from local farms.

We reviewed, revised and updated chapters of a previously consented scheme Environmental Statement (ES), to take into account changes to certain policies and regulations and updated baseline data for a new planning application and ES.

Commonwealth Games Athletes’ Village, energy centre & district heating

City Legacy

The team managed the EIA and authored the ES for this scheme, as well as undertaking a Sustainability Appraisal.  The EIA accompanied a planning permission in principle application for the ‘legacy’ development alongside a detailed planning application for the games-phase development: athletes’ accommodation later being converted to permanent residential units. Overall, the development comprises over 700 residential units, a care home, infrastructure and open space.

A key aspect required by Glasgow City Council was a district heating scheme, with an on-site CHP energy centre and pipework connecting the village homes, care home, and adjacent velodrome.

The energy centre and district heating infrastructure were included within the EIA process. Important environmental considerations for the wider development included ecology, archaeology, geo-environmental and contamination issues associated with the site’s heavy industrial past, traffic and transport, and flood risk, particularly taking account of substantial cumulative development in the wider area affecting flood attenuation.

Post consent, we provided support during construction including protected species licensing and ecological monitoring of works, and managing archaeological investigations.

Energy biomass plant due diligence & planning support


Members of the team worked on a proposed 2MW biomass energy plant on a vacant brownfield site in Perthshire, which planned to use virgin wood pellets for fuel.  Chipping, drying and preparation of the wood will be undertaken on-site.

Some of the heat produced by the plant will be used to dry wood shaving for sale to the animal bedding market.  Surplus power will be sold back to the grid.

We undertook a due diligence study to identify potential environmental liabilities and constraints to development.  We looked at access constraints, ground conditions, flood risk and proximity of sensitive receptors and considered planning policy and the site’s planning history to enable the client to determine that the site was viable, and to prepare a planning application. We subsequently assisted in the preparation of this, undertaking technical specialist assessments, advising on potential planning conditions and providing solutions for discharging them.
