Responsible Investment Strategy Support – NewRiver RIET
Team members have previously worked with NewRiver REIT developing and implementing and ESG programme. NewRiver is a leading property investor, manager and developer specialising in convenience-led, community-focused retail and leisure assets in the UK. The company moved to a premium listing on the Main Market for the London Stock Exchange as a PLC, increased sustainability pressure from government (in the form of legislation), investors and customers.
A strategic framework was created that reflected the company’s way of doing business, was easy to communicate and focused on key stakeholders.

Responsible Investment Strategy Support
Team members previously worked with one of the largest real estate investment managers in the world with $115bn in AUM. We carried out benchmarking, asset level comparison of energy, water and waste and integrated with strategic facilities management to optimise performance of assets. Implementation of a framework allowing the investor to measure key metrics and track their effect on health and wellbeing across their London Office Portfolio was also carried out during the consultancy piece.

Responsible Investment Strategy Support
Team members previously worked with Ardstone Capital, an independently owned property investment manager focused on UK and European real estate.
Consultancy work was carried out developing their RPI strategy, creating quarterly reporting on key sustainability KPIs, and advancing the quality of their GRESB submission. The work lead to strong engagement across both their managing agent service and internally. Additionally, implemented improvements lead to them significantly advancing their performance in their GRESB performance.
Responsible Investment Strategy Support
Team members previously worked an investor with more than £7.8 billion of property in over 440 assets across Europe including retail, office, residential and leisure.
Consulting work was carried out focusing on RPI policies providing guidance in the following 10 areas: energy efficiency, water efficiency, transport, impact on local communities, recycling, waste reuse and reduction of consumption of materials, occupier wellbeing, ground water and air pollution, refurbishment and development, food risk and air pollution.
Ongoing support was also provided to enable compliance with UK statutory requirements and EU directives, including: the Carbon Reduction Commitment Energy Efficiency Scheme (CRC), the European Savings Opportunity Scheme (ESOS) and the Minimum Energy Efficiency Standards (MEES). Benchmarking was carried out at asset, portfolio and corporate level, with annual submissions to UNPRI and GRESB across all of their funds.
Asset Improvement and Performance Management was undertaken across the asset portfolio and a formal tenant engagement strategy was carried out which allowed them to effectively communicate the aims of the RPI strategy and take feedback from tenants.
Flood risk due diligence
UK real estate portfolio – Confidential client
The team was instructed to complete a high level flood risk screening exercise of a large real estate portfolio (c.1500 sites) located across the UK. The aim of the project was to assess the flood risk to all the portfolio so a heat map of problem areas and sites where further assessment and potentially investment might be required to future proof, could be identified. After screening, a total of 600 reports were issued in a three week window to the client’s satisfaction.
Development of ISO 14001 and 50001 Certified Environment and Energy Management System (EEnMS)
Maclay Murray & Spens
The team assisted Maclay Murray & Spens to develop and implement an EEnMS for its UK estate. The integrated management system was certified in October 2015 and was used to ensure compliance with ESOS.
Real Estate Environmental Due Diligence
The team were commissioned to undertake environmental due diligence assessments of a portfolio of residential properties. The portfolio comprised 12 Freehold investments located in Southampton, Reading, Oxford, Thatcham, Newbury, Hull, Sheffield, Derby, Nottingham and Barnsley. ITPEnergised formed part of the Due Diligence team to advise the potential purchaser of the properties.
